El edificio se encuentra en un terreno de 17.50m x 42m en una zona residencial de baja densidad de la Ciudad de Buenos Aires donde conviven casas y pequeños edificios, estos últimos están tomando cada vez más importancia y cambiando el perfil urbano, teniendo en cuenta esta situación y la existencia de un gran árbol que se adentra en el lote se tomó la decisión de retirar el edificio tres metros de la línea municipal, disminuyendo de esta manera su impacto en la cuadra.








































El programa de dieciséis departamentos de vivienda se organiza en dos bloques de cuatro pisos cada uno, unidos por circulaciones a cielo abierto, generando dos patios entre ellos y liberando la planta baja.
Todas las vigas son de 45cm de altura, las losas toman el nivel superior en los estares y dormitorios y el nivel inferior en los locales húmedos, balcones, halles y circulaciones. Esto permitió reducir las alturas de carpinterías de aluminio, madera y chapa a 2.25m.
Las fachadas están compuestas por un sistema de vigas de hormigón visto y postigos plegadizos, los cuales aportan al conjunto un carácter de uniformidad en constante movimiento.

The building is located in a 17.50 x 42 meters plot in a low density residential neighborhood. Given this situation, plus the fact, that there is a big tree in the street whose branches come into the land, construction was moved three meters inwards from the official line of construction set by the Municipality. This also helped to minimize the building´s visual impact in the quarter. The group of 16 apartments is divided in two four-floor blocks, linked by open-air circulation, divided by two gardens and with the ground floor left free.
All reinforced concrete beams are 45 centimeters high; the reinforced concrete slabs reach their highest levels in the living rooms and the bedrooms and their lowest levels in the wet areas, balconies, halls and circulation. This allowed for the lowering of aluminum, wood and steel carpentry to 2.25 meters. The façade is made of a system of exposed concrete beams and foldable shutters which create a feeling of uniformity in constant movement.
